The air we breathe is as important as the water we drink. In an era where most commercial buildings come equipped with air-conditioning units, it is important to ensure the circulating indoor air is filtered and clean.
For facility managers, ensuring properly filtered air runs through the office vents is largely dependent on the cleaning and maintenance of the air-conditioning units.
However, traditional cleaning methods of the cooling coils in the air-conditioning units uses harsh chemicals that does not thoroughly clean the cooling coils, and might cause more harm than good to the building occupants.
This is because the chemical cleaners that are used to clean the cooling coils might seep through the building’s piping system which in turn compromises the building’s water system.
A quick check on the label of these chemical cleaners would indicate the toxicity of its content and should be valid reasons for these cleaners not to be used on such a critical building system.
Chemical cleaners could corrode the aluminium and copper of the cooling coils and over time, parts have to be replaced or even the entire cooling unit.
Furthermore, these conventional methods are not the most effective means of cleaning the cooling coils. While it might appear to be clean on the surface, dust and debris are pushed into the unit and could potentially create blockage within.
As such, with excessive hidden costs and health conditions at risk, though chemical cleaning on cooling coils might be cheaper; it affects the building occupants’ ability to perform tasks and could be a big liability to the organization in the future.
For a safe, effective and sustainable cleaning process, facility managers should opt for a green dry steam clean process. Our process uses steam heated to an optimal temperature and pressure where no water vapour exists to deep clean the coils.
Though other services also offer the steam clean process, the water and pressure might damage the air fins in the cooling coils. Our dry steam cleaning system operates at 8psi which maintains the coil structures.
