How to Prepare for Renovation for Those Who Bought a New Home But VP Only After a Few Years?

We usually suggest homeowners start approaching ID Firm/Renovation companies about 3-4 months before VP.
However, if you'd like to begin planning earlier, you may consider the following:

1️⃣ Determine the purpose
Will this new home be for your own stay, for rental, or do you plan to rent it out after living in it for a few years?
Determining the purpose is important as it will decide the time and cost required for the renovation.

2️⃣ Identify Your Desired Style
Start by exploring design styles you like. Social media like XHS, Facebook, and Instagram, plus other platforms like Pinterest and Atap.co, are great places to find styles that resonate with you.
Save these references; they’ll be useful in discussions later on.

3️⃣ Set a Renovation Budget
Many homeowners struggle with budgeting, so our suggestion is to refer to existing cases online first:

❚ You can browse social media platforms or ATAP.CO to reference pricing for different renovation styles, helping you estimate the budget needed.

❚ Price estimation by per square foot (prices vary by company).
For instance, at PALLET HOWSE, our prices range from RM60-120/sqft, so a 1,000 sqft condo would cost between RM60k and RM120k.

❚ Estimate based on area distribution.
◦  Consider which areas you'll prioritise for renovation (e.g., kitchen, living room, bedrooms) and soft furnishing (e.g., sofa, bed, TV, refrigerator).

◦  After researching prices, you can make an initial budget estimate.
(For example, for a own-stay condo, renovation might cost around RM60k, and soft furnishing about RM15-20k, leading to a total estimate of RM80k-RM90k.).

Once you’re close to VP, you can start searching for an interior design firm/ one stop design & build company that meets your needs for detailed discussions.
